Company file — American Home Shield

American Home Shield claims, decoded: caps, clauses, and the denials they're known for

The biggest seller in the business — and the one whose sample contract we read line by line: $5,000 system caps, unknown pre-existing breakdowns covered, and an arbitration clause with no opt-out.

The basics

Waiting period: 30 days before coverage starts
Service fee (per claim visit): $100 or $125 (customer chooses at purchase; set in Plan Summary)
Workmanship guarantee: 30 days
Cancellation: May cancel at any time, for any reason, by phone; cancellation takes effect immediately. The national sample read does not show a repayment formula - repayment terms are in the customer's Plan Summary. Service fee is non-repaymentable (Section 13.B, p.10). Source: HomeWarrantyScope reading of July 2024 sample.

The public record

BBB rating: B (BBB accredited) · Complaints on file: 14,711 complaints listed when read Oct 14, 2026 (HomeWarrantyScope); BBB 'more info' page crawled Oct 2026 lists '14,708 complaint(s) filed against business' as reason for rating (read 2026-10-18 (this pass, via BBB page crawl and HomeWarrantyScope read of Oct 14, 2026))
The BBB profile

Complaint counts are a record of volume, not a denial rate — no company publishes one, and we don't invent one.

The clauses that decide claims

Pre-existing conditions

Breakdowns that existed before the plan started and that the customer knew about or could reasonably detect are NOT covered. Unknown pre-existing breakdowns are covered (AHS markets this as a Shield Assurance).

Section 7.M, p.8 (July 2024 national sample)

Can they demand your maintenance records?

AHS FAQ: 'Do I need inspection or maintenance records before I buy a plan? A: No.' Shield Assurances include 'Items without maintenance records.' BUT Section 7.T excludes routine maintenance and lack of maintenance can matter if it caused the breakdown - records matter as evidence even though the contract does not contain a Choice-style demand-on-denial-review clause.

Section 7.T, p.8 (maintenance exclusion); ahs.com/faqs (no records needed)

Repair, replace — or a check

AHS decides whether to repair or replace; if it replaces, it pays up to the item limit. A specific cash-in-lieu / cash-buyout formula was NOT verified in the sources read in this pass.

Section 9.A, p.9 (repair-vs-replace discretion)

Hiring your own contractor

AHS assigns the contractor. Using your own Pro requires prior written approval ('Outside Authorization'); repairs may only be completed through an assigned network Pro unless AHS approves otherwise.

Section 10, p.9

If you fight: how disputes work

Binding arbitration required; individual-only (no class actions). No opt-out found in the sample read.

Section 16.B, pp.10-11

The denials American Home Shield is known for

  • Pre-existing: 'It was already broken' - breakdown existed before plan start and was known or reasonably detectable — contract clause
  • Not maintained / lack of maintenance caused the breakdown — contract clause
  • Per-item limit reached - repair/replacement cost exceeds $5,000 system / $2,000-$4,000 appliance cap — contract clause
  • Customer used own contractor without prior written authorization — contract clause
  • Repair delays / slow service and denied claims for items customers believed were covered — complaint-pattern reporting

Run your own situation through the readiness checker — it uses this company's caps and clauses. Already denied? The denial decoder starts with the reason on your letter.

Be ready before it breaks — and fight it right if they say no

Included in the $39 WarrantyDecoded Kit

  • The evidence-file system — the day-one baseline file (photos, serial numbers, inspection report) that makes 'pre-existing' hard to claim
  • Maintenance logs organized by denial reason — each log page names the denial it defeats ('not maintained' dies when the records exist)
  • The claim-call script — what to say when you call a claim in, and the things to never say on a recorded line
  • The denial-appeal ladder — written appeal, escalation, your state's correct complaint door, and the arbitration/small-claims routing your contract actually allows
  • The cash-out worksheet — their 'actual cost' check vs. the real replacement price, so you know the gap before you accept it
  • The renew-or-cancel worksheet — caps against the replacement cost of YOUR oldest systems, with the numbers filled in
