Cinch Home Services claims, decoded: caps, clauses, and the denials they're known for

The $10,000-a-term seller whose fine print includes a repair-only plan that excludes replacement almost entirely — plan names matter here more than anywhere.

The basics

Waiting period: 30 days before coverage starts
Service fee (per claim visit): $100, $125 or $150 (deductible chosen at purchase; listed on Agreement Coverage Summary Page)
Workmanship guarantee: 180 days
Cancellation: Cancel by telephone or in writing (Section IX). Within 30 days of the coverage effective date with no claim made: full repayment of contract fees paid (right not transferable). Within 30 days with a claim, or at any time thereafter: repayment of unearned contract fees on the pro-rata schedule, less a $25 processing fee plus the cost of any services performed (where permitted by law); if a claim was made Cinch may bill the lesser of the net amount due or the unpaid annual term contract fee. Cinch may terminate immediately (after applicable notice) for any reason, following the same repayment procedure.

The public record

BBB rating: B+ with accreditation (TopConsumerReviews, Oct 2026); HomeWarrantyScope's contract index lists Cinch as BBB A+ - ratings differ by source/read date · Complaints on file: Over 3,300 complaints filed in the last three years (TopConsumerReviews, Oct 2026) (read 2026-10-18 (via TopConsumerReviews review updated Oct 2026))
The BBB profile

Complaint counts are a record of volume, not a denial rate — no company publishes one, and we don't invent one.

The clauses that decide claims

Pre-existing conditions

'We will cover an unknown pre-existing Mechanical Failure provided the failure could not have been detected by Visual Inspection or Simple Mechanical Test. In certain instances, we may require documentation from you during a claim review.' Separately, General Exclusions bar items 'with a failure that existed prior to the Agreement effective date' (i.e. known/detectable pre-existing failures). Items must have been in Proper Operating Condition on the effective date; rust, corrosion and sediment failures are covered.

Section III.5 (unknown pre-existing covered); Section III.2-III.3; Section VII.4 (pre-effective-date failures excluded)

Can they demand your maintenance records?

Agreement does not cover routine maintenance and makes the customer 'responsible for performing all routine maintenance and cleaning for all covered Items as specified and recommended by the manufacturer' (Section VII.1). Section III.5 expressly allows Cinch to 'require documentation from you during a claim review' (in the unknown pre-existing context). No separate Choice-style maintenance-records-on-denial clause was found, so the demand right is documented for claim reviews, not specifically denial appeals.

Section VII.1; Section III.5

Repair, replace — or a check

'Claim Buyout': Cinch may, at its sole option, remit a payment instead of authorizing repair. Amount is 'strictly calculated based on: (i) our costs for the parts required to repair the Item... and (ii) our estimated labor costs for our in-network Service Professional.' 'Our costs for parts, and Service Professionals' labor are substantially less than typical retail costs and Claim Buyout payments will not be adjusted to match the costs/pricing of out-of-network Service Professionals... or the retail price of parts.' Where estimated diagnosis+repair exceeds a stated dollar limit, Cinch instead pays the dollar limit (less prior paid claims if the limit is aggregate), less any unpaid deductible.

Section III.8 (Alternate Claim Dispositions)

Hiring your own contractor

Prior express consent/authorization required. 'We are not responsible for any expenses you incur without our PRIOR express consent/authorization. We will not reimburse you for any costs associated with unauthorized repairs, replacements or work performed by out-of-network service providers.' Out-of-network use is only 'in limited circumstances, and in our sole discretion'; diagnosis and a detailed estimate must be submitted and approved before any work is initiated.

Section III.10; Section IV.3, IV.5

If you fight: how disputes work

Final and binding individual arbitration (AAA Commercial Arbitration Rules and Supplementary Procedures for Consumer-Related Disputes), in the federal district where the covered property is located; class/mass/consolidated actions and jury trial waived; small-claims-court claims exempt. OPT-OUT: arbitration is 'not a mandatory condition' - customer may opt out in writing within 30 days of execution (email compliance@cinchhs.com or mail to Cinch Home Services, Inc., Attn: Legal Department - Arbitration Opt-Out, 4700 Exchange Court, Suite 300, Boca Raton, FL 33431).

Section X (Dispute Resolution), incl. X.3 Opt-Out

The denials Cinch Home Services is known for

  • Repair Only plan never replaces: replacement of any covered item is excluded; an unrepairable item gets at most $250 toward replacement per term — contract clause
  • Claim Buyout at Cinch's internal parts/labor costs - 'substantially less than typical retail costs' - instead of an actual repair — contract clause
  • Pre-existing failure that was detectable by visual inspection or simple mechanical test, or that existed before the effective date; failure to maintain per manufacturer specifications (routine maintenance excluded, customer-responsible) — contract clause
  • $10,000 aggregate term cap shared across every claim, plus $1,000-per-claim ceilings on the Repair Only tier — contract clause
  • Repair delays: customers without a working dishwasher, refrigerator or other appliance for weeks or even months — complaint-pattern reporting

Run your own situation through the readiness checker — it uses this company's caps and clauses. Already denied? The denial decoder starts with the reason on your letter.

Included in the $39 WarrantyDecoded Kit

  • The evidence-file system — the day-one baseline file (photos, serial numbers, inspection report) that makes 'pre-existing' hard to claim
  • Maintenance logs organized by denial reason — each log page names the denial it defeats ('not maintained' dies when the records exist)
  • The claim-call script — what to say when you call a claim in, and the things to never say on a recorded line
  • The denial-appeal ladder — written appeal, escalation, your state's correct complaint door, and the arbitration/small-claims routing your contract actually allows
  • The cash-out worksheet — their 'actual cost' check vs. the real replacement price, so you know the gap before you accept it
  • The renew-or-cancel worksheet — caps against the replacement cost of YOUR oldest systems, with the numbers filled in
